For over 10 years, the General Partner of eOfficeSearch.com opened and operated two Executive Suite & Office Business Center facilities. During that time, he developed a website for each facility in conjunction with two web designers/programmers in order to reach the growing internet market, however, he found it very difficult and did not have the resources to hire a placement company to keep the websites in the top search engine rankings. As a result, he decided to participate in many of the referral web sites on the internet. With that association, he discovered that:
1. Referral websites required prospective tenants to register and provide
contact information and many prospects did not want to give out their information.
2. The prospect and facility were NOT allowed to communicate directly.
All communication had to go through a “middleman” – the referral website.
3. The referral website constantly required reporting on dead prospect leads.
4. A 10% commission, which in some cases amounted to thousands of dollars,
had to be paid to the referral website on the front end for new tenants that would have found us anyway in many cases when they drove through the area.
5. Unless the referral website was notified within 48 hours of the referral, a commission had to be paid although the prospective tenant may have already made contact directly.
6. Dealing with multiple individuals from multiple referral websites all trying to obtain a commission from my hard earned money only complicated matters.
The desire to develop our own referral website that would eliminate all of the issues above was seriously considered, however, it was decided since the General Partner presently owned Executive Suites, this would be considered a conflict-of-interest, so the idea was postponed until January, 2008, when the facilities were sold.
At that time, the general partner joined with the original web designers and begin to design and develop www.eOfficeSearch.com . After a year of design and obtaining input from various facilities, the website has become a reality!
Unlike other referral websites, we ONLY list properties for lease and do not list properties for sale. In addition, in order to meet the needs of those that may require a virtual office or a long-term commercial office, we have included those two types so that we are truly a source for those desiring to rent or lease any type of office. Future plans include the addition of medical offices for lease.
It is our goal to be the #1 referral website for those searching for an office! Only through constant monitoring to improve our search rankings and your suggestions and participation, can we reach this goal.
